General Terms and Conditions of Rental (T&C)

§ 1 Scope and Conclusion of Contract

1. These terms and conditions apply to the rental of the vacation apartment and all associated services provided to the tenant (guest).

2. By booking electronically via our website, the guest makes a binding offer to conclude a rental agreement. The contract is only concluded upon the booking confirmation by the landlord (via email).

§ 2 Payment Terms

1. Upon conclusion of the contract (receipt of the booking confirmation), a deposit of 50% of the total price is due immediately.

2. The balance payment must be received on the landlord's account no later than 14 days before arrival without further request.

3. For short-term bookings (less than 14 days before arrival), the entire travel price is due for payment immediately.

4. If payments are not received on time, the landlord reserves the right to withdraw from the contract and rent the apartment to someone else.

§ 3 Cancellation and Withdrawal policy

1. The guest may withdraw from the contract at any time before the start of the trip. The withdrawal must be declared in writing (e.g., via email).

2. In the event of withdrawal, the following cancellation fees apply:

• Up to 30 days before arrival: Free cancellation. Payments already made will be fully refunded.
• From 29 days before arrival or in case of no-show: 50% of the accommodation price will be charged. The costs for final cleaning do not apply in this case and will be refunded if already paid.

3. If the guest departs early/cuts their stay short, they remain obliged to pay the full agreed price.

§ 4 Arrival and Departure

1. The vacation apartment is available from 3:00 PM on the day of arrival.

2. On the day of departure, the apartment must be vacated by 10:00 AM at the latest.

3. Overstaying the departure time by more than 60 minutes may result in an additional night being charged.

§ 5 Occupancy and Use

1. The vacation apartment may only be used by the number of persons listed in the booking.

2. The landlord has the right to refuse excess persons or to charge an appropriate surcharge for them.

3. Subletting or handing over the apartment to third parties is not permitted.

§ 6 Liability and Obligations of the Guest

1 . The guest and their accompanying persons are liable for all damages culpably caused to the rental property, the inventory, and communal facilities (e.g., staircase). Damages must be reported to the landlord immediately.

2. Loss of keys: The guest is liable for the loss of the keys provided. The guest bears the costs for replacements. Should it be necessary to replace the locking system (e.g., central locking system of the house) for security reasons, the guest also bears these costs. Parents are liable for their children.

§ 7 House Rules

The separate House Rules (displayed in the apartment or provided in the information folder) are part of this rental agreement. The guest undertakes to comply with these rules, as well as quiet hours, and to show consideration for the neighbors.

§ 8 Final Provisions

1. The law of the Federal Republic of Germany applies.

2. In case of discrepancies between the German and English versions of these terms, the German version shall prevail.

3. Should a provision of these T&C be invalid, the validity of the remaining provisions shall remain unaffected (Severability Clause).
